Metal panel roofing systems provide long-term, watertight integrity on almost any sloped roof structure. If properly installed and maintained, metal roofs will last a lifetime.

The older style roofing systems are standing seam metal and have performed very well. Some of these roofs are 100 years old, and some still remain watertight.

When those metals were manufactured “back in the day,” they were made with thicker and heavier alloy than what is manufactured today.

Most of the rolled commercial roofing now is 28 or 29 gauge galvanized or tin and is made-up and installed basically the same way, with hand tongs to turn the edges of the rolled metal into panels and foot seamers to turn and crimp the metal seams.

This standing seam metal is double seamed, and it has a high turn and crimp and a low turn and crimp. There are no exposed fasteners, and flat cleats are nailed and rolled into the seaming and crimping process.

Most of the flashing detail work is soldered for long-lasting, watertight integrity.

ADVANCED STANDING METAL PANEL ROOF SYSTEMS

Most of the metal roofs used now on commercial buildings are pre-finished (factory applied paint) with heavy 22-24-26 gauge steel.

The factory applied paint has anywhere from a 20- to 30-year manufacturer warranty on the pre-painted metal panels.

There are many different types of seam designs. One of the more common is the snap-loc. This standing seam system is fastened using hidden clips.

One of the best seam design systems is the nail-strip design. Nail strip standing seam metal roofing is a hidden, interlocking fastener system, hiding screws on both the panels and trim. The screws are fastened into a sidelap, which is then hidden by the rib of the next panel.

No clips are required, which saves time and money. Metal panels can be made up on the jobsite, using a pan forming machine, or they can be ordered from the manufacturer, ready-made with all the flashing accessories.
